Soon after making an offer on a home, buyers will receive a document called a seller disclosure form. Read it carefully! This is not a piece of paperwork you want to slide by with a mere cursory glance.

A Seller Disclosure Form

A seller disclosure form is basically a list of everything the seller knows about the condition of his property.

“This allows potential buyers to understand what they are getting,” says Nicole Durosko of New York’s Warburg Realty. All physical defects and issues affecting a property’s value should be disclosed on the form.

Iowa and Radon

As a home seller, you are not required to test your home for radon before you sell it. … If you tested for radon and know your home is above the recommended safe level, you must disclose the results.

Do All Sellers Have to Fill Out a Seller Disclosure Form?

Effective July 1, 1994, Iowa law requires SELLERS of residential real estate property to deliver to the BUYER a written disclosure statement to reveal the condition of various important aspects of the property characteristics and structure(s). This disclosure is required regardless of whether or not the transaction is done with the assistance of a real estate LICENSEE, IF (1) the property consists of at least one but not more than four dwelling units and UNLESS (2) the type of property transfer is not specifically exempted from the requirement by the law. NOTE: Exemptions are listed with this information.

Is There Anything You Don’t Have to Disclose?

There is no requirement to reveal a death or sucide or murder, however, if in doubt, it is better to reveal it as a material fact that could have an impact on the value of the property.
